Where have all the foreclosures gone?
A few years ago almost all my first conversations with clients contained something along the lines of, “can you find me a good deal on a foreclosure?”. Back in 2010 the answer was a solid, “there are plenty of foreclosures out there and plenty more on the way”.
These days I hear the question less, but when I do, I don’t have many options to offer. That’s simply because there are just so few foreclosures out there today. I went back and compared the number of foreclosure filings for all of Williamson County for the first 15 days of August each of the last 17 years. As you can see in the table to the right, 2016 has the lowest number of filings seen in recent history.
Does that mean there aren’t still motivated sellers out there? Of course there are – some for the usual reasons of job loss or divorce and some for reasons I can’t ever quite figure out.
Over the years of digging through public records and showing homes I’ve developed somewhat of a sixth sense when it comes to finding motivated sellers. What’s in my head is not all that scary (I promise!) and can make a difference to you of thousands of dollars.
If you’re looking for a “good deal” in this market, they can still be found, but be ready to jump on them because we may need to have an offer in within an hour or so of the right home going on the market. Local market knowledge is key – a client of mine just closed on their home in a major Franklin neighborhood and paid $25,000 LESS than market value – simply because the list agent didn’t know the Franklin market like I do.
