Franklin January 2017 sales show 2.3% appreciation
January (or “June-uary” as some of us called it considering we had temperatures above average for 23 of the 31 days) 2017 is behind us and I have this report for you of the real estate picture in Franklin.
- Sales of Single family residences in Franklin reached 114 in January 2017 (vs. 102 in January 2016).
- The average home sold was 3,166 sq ft (vs. 3,020 in January 2016).
- Average sales price was $555,583 in 2016, up from $517,823 in 2016 (a 7.3% year over year increase).
- Adjusting to a square foot basis sales prices increased 2.3% to $175.48 per sq ft from $171.46 in 2016.
Our biggest obstacle right now is lack of inventory – big neighborhoods where you might have 10 or 12 active listings even during the quiet times have about half that. Read my blog post from 2015 about how this can screw the market up for both sellers and buyers.
